do you suspect that the existing tenant knows you can’t lease for 6 months or that they will monitor the property to make sure you don’t?

You say there are people living there not on the lease? Thats a breach of lease. Reason for termination? No?

Modification to wiring? Tampering with the chattels -> HWS?. These all sound like breaches of the rental agreement.

Did the Property Manager renew the lease without confirming with you? The sooner you notice the sooner the ball is rolling. I guess there is the very likely situation that the property will be gutted by the time the 90 days is up.
